Deposit:

Your reservation deposit is in addition to the rental rate. This deposit will be held for (5) weeks following your departure and is subject to adjustment for missing items or damage to the property, extraordinary cleaning performed by our cleaners, and/or other expenses such as long distance telephone calls and cable charges/purchases.

Payment Procedures:

To confirm your reservation, we ask that the security deposit and reservation fee be paid by MasterCard or Visa at time of booking. Final payments must be made by personal check, cashier’s check, money order or wire transfer. Checks and money orders must be payable in US funds, otherwise any bank fees to convert to US funds will be the guest’s responsibility. Final payments are due 45 days prior to arrival for reservations less than 21 nights and due 60 days prior to arrival for reservations 21 nights or longer and/or $8000 or more. You will not receive a balance-due reminder. Mark your calendar with the due date printed on your confirmation.

NSF Checks:

We welcome your personal checks; however, Sanibel Holiday will deduct from your deposit the applicable bank fees, plus a $25.00 handling charge for any check returned due to insufficient funds.

Wire Transfer Fees:

Please be aware that some banks may issue a fee for sending money by wire transfer, which may cause a decrease in the amount Sanibel Holiday receives and may result in an unintentional short-payment. In addition, Sanibel Holiday’s bank will charge a transaction fee of $15 per incoming wire transfer which should be included with your payment. Check with your bank to make sure your payment is accurate.

Interest-Bearing Account:

All deposits, prepaid rates, and other prepaid monies may be placed in an interest-bearing account. The guest understands and agrees the interest earned on these funds will accrue to the benefit of Sanibel Holiday.

Cancellation Policy:

All cancellations are subject to a cancellation fee of $50.00. Sanibel Holiday will retain all prepaid funds should guest cancel less than 90 days prior to arrival unless the rental property is re-booked for the same dates and same rate. A partial refund may be applicable for the same dates booked at an adjusted rate. The reservation fee is an administration fee and is not refundable at any time. All cancellation refunds, if applicable, will be sent in check form, less fees, 6-8 weeks after date of cancellation.

Check In:

The check-in process begins at 3:00 p.m. (but is not guaranteed.) Guest should not expect to take occupancy prior to 3:00 p.m. In some cases check-in may be delayed due to circumstances beyond our control. Rate adjustments cannot be made for late check-in or early departure. We recommend you wait to purchase perishable items from the grocery store until check-in time can be verified or 3:00 p.m., whichever comes first.

Check Out:

Check-out is at 10:00 a.m. No late check-outs can be granted. Any guest that fails to check out by 10:00 a.m. will be assessed a late check-out fee.

Maintenance:

In the event of equipment malfunction at a rental property, Sanibel Holiday will expedite repairs as quickly as possible. It may be necessary to periodically close tennis courts, swimming pools, shuffleboard courts or recreation buildings for routine or unexpected maintenance during your visit. However, no rate adjustments can be approved due to circumstances beyond our control or for malfunction or loss of use of equipment or amenities. Please report any damages or needed repairs to Sanibel Holiday immediately. Complexes and unit owners typically complete routine maintenance and remodeling/improvement projects during May-October.

Maximum Occupancy:

The property owner or association has determined the maximum number of occupants, as indicated in your confirmation packet. If you exceed this limit at any time, we will assist you with finding other accommodations. Exceeding the maximum occupancy WILL result in immediate eviction and forfeiture of all monies paid.

Association Rules:

Your accommodations are confirmed with the understanding that you will adhere to all rules and regulations set by the individual condominium owner or homeowners’ association.

Pets:

Pets are not permitted in most rental properties unless specifically authorized. In the event a rental property does accept a pet, Sanibel Holiday must be notified at the time of booking. A non-refundable pet fee will be applied to the reservation. In the event of a non-authorized pet in a unit the guest will be asked to remove the animal and/or vacate the rental property immediately and all payments will be forfeited. In addition, the guest will be charged for any costs with regard to returning the property to its original condition.

Mail:

Please have all mail sent to you in care of Sanibel Holiday at our address. Do not send directly to rental unit. Mail boxes are reserved for private owner use and many are locked. Sanibel Holiday does not have key access.

Telephone Usage:

Although most property owners provide a landline for your convenience they are no longer required to do so. For those units with a landline there is no charge for incoming calls or outgoing local calls. Outgoing long-distance calls must be charged to a credit card or calling card, billed to your home number, or collect. A minimum handling fee of $10.00 (or 35% of the long distance charges, whichever is greater) will be imposed for long-distance calls charged to the property phone. If you require a landline during your stay please verify with Sanibel Holiday that your property offers one.

Parking Restrictions:

The parking areas of individual properties are for automobiles only. Both motor homes and any type of trailer are strictly prohibited. Prior to traveling, please ask us for assistance for locating storage space for these items. Most condominium complexes have only 1 assigned parking spot per unit. Please notify Sanibel Holiday immediately if you have plans to bring more than 1 vehicle so we can confirm parking availability.

Substituation of Accommodations:

Occasionally, circumstances arise which can cause confirmed properties to be unavailable. Therefore, Sanibel Holiday reserves the right to substitute comparable accommodations. We cannot guarantee the confirmed rate in these instances, though adjusted rates will be subject to our approval.

No Smoking:

All Sanibel Holiday properties are considered non-smoking. Smoking is permitted outside only. Some porches may not be suitable for smoking due to ventilation and proximity of neighboring properties. Any guest that smokes inside a rental property will be asked to leave immediately and all charges to restore the rental property back to its original condition will be charged to the guest. Please note some associations only allow smoking in designated areas of the complex.

Amenities:

Amenities vary at each rental property. Sanibel Holiday is not liable for malfunction or closure of rental property amenities and no credits and/or discounts can be granted for circumstances beyond our control.

Pools:

The rental property owner or community association controls pool temperatures. Sanibel Holiday is not responsible for pool or spa temperatures, closures or malfunctions. No credit, discount and/or rate adjustment will be given for the above or circumstances beyond our control. Weather conditions will impact the pool heaters ability to accommodate swimming and temperature recovery times will vary. Pool heaters, where applicable, are typically in operation between November – April, weather depending.

Age Requirements:

Anyone under age 25, who is unaccompanied by a parent, is not permitted and will not be allowed to register. Any reservation obtained under false pretenses will be cause for a forfeiture of all amounts paid.

Agency Disclosure:

Sanibel Holiday acts as an agent for the owner of the property and will be paid a fee by said owner.

Units For Sale:

If the property you are renting is listed for sale, a request may occur to show the property during your stay. We will make every attempt to schedule any showing at a convenient time so as not to disturb you.

Entry of Premise:

Guest agrees to allow Sanibel Holiday employees, vendors, and/or community association managers access to the rental property to make repairs, improvements, care for or manage the property.

Acts of Nature:

Sanibel Holiday cannot be held liable for any acts of nature or occurrences beyond our control. No rate adjustments will be made.

Hurricane Policy:

If you are traveling between the months of June and November, please note this is hurricane season. We strongly encourage you to purchase trip insurance to protect your investments. Owners are not required to rebate rent in the event of a voluntary or mandatory evacuation.

Descriptions, rates and property amenities are subject to change without notice. Errors, omissions or additions as well as changes in property bedding, furnishings and equipment shall not be the responsibility of Sanibel Holiday, owner or agent.
